Demand runs to sit-stand benching, quiet rooms, and lab-adjacent office seating that can be wiped down. Supply comes from the same tenants two leases later, which makes this one of the more self-sustaining submarkets we cover.
Newer mid-rise downtown with real docks, and lab-adjacent buildings out toward Seaport where the office half of the floorplate has to clear the same cleanliness and egress rules as the lab half. That matters more for architectural, systems and seating than people expect. Bulk seating clears most access constraints here. Panel systems, casegoods, and anything over eight feet do not, which on this line means the Altos Walls gets an access check before it gets a price.
